Specifically, this class will tackle situations such as:  (i) What do you do when your tenant announces they are moving in a new sub-tenant?; (ii) What should you do when you observe other people living in the building?; (iii) Can you ever accept payments from organizations or persons not on the rental agreement?; (iv) Are 6.14 notices ever useful; and (v) What would happen to the industry if Costa-Hawkins was repealed and replaced with vacancy control?  The course will also address the important exemptions from rent control for single family residences, condominiums, and new construction, and the impact of recent developments in the law arising from the State of California’s passage of AB 1482 and the City’s elimination from the Rent Ordinance of its long-standing exemption for new construction.

 This class will be taught by Dave Wasserman and Curtis Dowling.  Both attorneys have each practiced almost exclusively in this area for well over 20 years.  Curtis is one of the industry’s top constitutional lawyers with numerous published and unpublished California Court of Appeal decisions to his credit, and he chairs the Legal Affairs Committee for the California Apartment Association.  Dave is a Rent Board Commissioner, SFAA board member, and the vice-president for the Coalition for Better Housing.
